You are seeing pictures of bathroom renovations every single day on instagram and pinterest, you are seeing these amazing designs, you then walk into your own bathroom and go…i think i need a renovation.
But then how much is a bathroom renovation?
What should i expect for a budget of $5,000 – $10,000
or you have a bit more to invest, maybe $15,000 – $25,000
OR you get emotionally attached to designer piece and your budget stretches from $30,000-$50,000
The cost of your bathroom can vary, and it also varies on the quality of the trades people in which you employ.
The term “you get what you pay for” probably evolved around the bathroom renovation, because nothing could be more closer to the truth.
We see a lot of people on facebook, posting on their local tradies pages, “I am looking for a bathroom renovator who is good but cheap” or ” i am looking for a reliable bathroom renovator but is cheap and fast”.
Then in a few months time we see that same person posting how they aren’t happy with the result of the renovator and how they took shortcuts or wasn’t finished to a high quality…..then you see a cheeky post from a guy named Shane saying ” you get what you pay for love” and all hell breaks loose on the facebook feed.
In breaking down the costs, thinking of the renovation you have to imagine the labor involved and the cost of materials and fixtures.
A general scope of work for a bathroom renovation:
– Demolition (2-3 days plus removal of waste with a skip bin)
– Plumbing and electrical (disconnection and adjusting to the new layout as sometimes concrete slabs have to be cut for new sewer layouts etc)
– Wall layout and framing
– Ceiling layout and framing
– Sheeting of walls (using spapanel removes the need to do this)
– Waterproofing (using spapanel removes the need to do this)
– Screed floor
– Tile walls (using spapanel removes the need to do this)
– Tile floors
– Installation of lighting
– Installation of plumbing fixtures
– Fitment of cabinets
The list goes on and as you can see there can be as many as 7-9 different trades who are involved in the renovation even if you bathroom is 2 metres by 2 metres.
So now it is all out there here is what to expect for your investment:
$5,000- $10,000 – Remedial work, no moving of plumbing fixtures but maybe updating your walls with Spapanel going over existing tiles and some new plumbing fixtures, maybe even some new floor tiles.
$12,000 – $18,000 – Remedial and re-modelling work, you may be able to demolish your existing bathroom on this budget and get some low to medium range finishes with taps and plumbing fixtures.
$20,000 – $30,000 – A good budget to get what you want with medium finishes with possibility of some high end finishes such as taps of vanity, you will get what you want where you want it for this budget
$35,000 plus – the chance to get some really nice pieces installed to make the bathroom the selling point of the house for when you want to sell later on or if you are looking for a place that you absolutely love.
Things to consider:
– Size of space
– Your geographic location
– Site conditions (is your driveway a steep descent and hard to access)
– Your builder (where did you find them and have you gotten more than 1 to quote)
